Student housing rental vacancies have hit a historic high in Kitchener-Cambridge-Waterloo while rent continues to rise. According to the Canada Mortgage and Housing Corporation (CMHC), this year, rental vacancies across the region have reached their highest level since 1993.

The Canadian government has announced several immigration policy changes relating to international students leading up to 2025, notably an increase in the cost-of-living requirements for applicants from $10,000 to $20,645 and a 10 per cent reduction from 485,000 permits in 2024 to 437,000 in 2025.
